Urban planning in Tuscany
MANCINO Architettura del Territorio provides urban planning and technical real estate advisory for property owners, investors and development teams.
Based in Pisa, the practice is led by Marco Mancino, an urban planner. We support projects in Tuscany from preliminary assessment to planning and procedural coordination.
Our starting point is a clear brief: intended use, location, scale and information already available.
1
Land sourcing
We search for land for commercial, industrial and logistics projects in Tuscany. The search reflects your intended activity, preferred locations, space requirements, access needs and indicative schedule.
Potential opportunities undergo a preliminary planning and territorial review. For commercial projects, we consider visibility, customer access and parking; for industrial sites, operational needs and the surrounding context; for logistics, road connections, heavy vehicle access and plot configuration.
2
Planning & development
We examine the planning context before acquisition or development and help define the procedural route for the proposed transformation.
An assignment may cover feasibility analysis, planning amendments, implementation plans, environmental assessments and coordination of specialist contributions.
Activities, deliverables, responsibilities and subsequent support are agreed at the outset. Findings and open questions are discussed with the client as the project develops.
3
Your decision dossier
The agreed scope may include a planning and territorial overview with maps, relevant land-use provisions, constraints identified in the sources consulted and an initial review of access conditions.
The dossier records the documents reviewed, review date, outstanding information and proposed next steps.
Documented facts, preliminary findings and assumptions are distinguished. Overall plot area, potentially usable land and documented development capacity are considered separately.
4
Scope of the assignment
A preliminary review is specific to the intended use and to the information available at the time. It identifies the issues that should be resolved before further decisions.
It does not constitute development approval. Legal, tax and specialist engineering matters require separate advice from appropriately qualified professionals.
Where further support is needed, we define the planning activities, procedural assistance and coordination to be included in a dedicated assignment.

Tell us about your project
Share the location, intended use, approximate size, timetable and documents already available. If you are submitting a site, include its location and the information you can provide.
We can then define the scope of an initial assessment.
